Jimmy Vu discussed his proposal to install a new 2' × 10' (20 s. f.) wall mounted sign, an 8' × 21" × 30" canvas awning and a new commercial glass door. Steve Hine asked the applicant if he still intended to change out the existing window as discussed at the previous review of this proposal. Mr. Vu stated that the existing window would remain. Andrea Boyle commented that she appreciated the applicant submitting the additional information which enabled the DRAC to get a clearer picture of the proposal. Ms. Boyle asked if there would be anything on the awning. Mr. Vu responded that the street address would be placed on the awning. Mr. Vu noted that he might return to the DRAC in the future to review a proposal for a freestanding sign.
Bruce Bockstael noted that the Zoning Regulations allow for 2 s. f. of wall signage per lineal foot of building frontage. The space has 26' of frontage on Wells Road and only 20 s. f. of wall signage is proposed. Joe Hickey made a motion to approve the application as submitted. Steve Hine seconded the motion.

The applicant was not present. Denise Bradley asked the DRAC members to voice initial feedback to relay to the applicant. The DRAC offered the following comments:
Xiu Jin Lin described his proposal to install a 71 s. f. wall sign. Mr. Lin noted that the space has 40' 4" of building frontage. Ms. Bradley noted that because no freestanding sign exists on the property that the applicant would be allowed 2 s. f. of signage per lineal foot of building frontage. A brief discussion ensued and Tony Margiotta made a motion to approve the application with the condition that any evidence of the previous sign on the façade paneling be painted and/or repaired. Andrea Boyle seconded the motion.
